Stadium Plaza

GVA was appointed on a number of projects to accommodate new and potential tenants to the rejuvenated building. GVA’s Cardiff Building team was appointed as project manager, contract administrator and quantity surveyor on phases of the project, preparing budget costings, a full specification of works and cost negotiation with a local contractor.

Welsh Government

GVA’s Cardiff Building team was appointed to advise on Landlord & Tenant issues for the Welsh Government, and was the key contact throughout the project. A detailed inspection of the premises to assess its condition and advise on the likely level of works needed was required, and the good relationship that GVA has built up with the Welsh Government over the years allowed us to work as an effective team and bring matters to a successful conclusion.

B&Q Newport

GVA were instructed to carry out a pre-acquisition building survey to one of the largest purpose built retail warehouses in South Wales. A comprehensive survey to all areas of a 6 acre site was required, with immediate feedback on any issues. Our report identified all defects and key shortcomings with the building with comments on the relevant legal and compliance issues. We were able to provide the client with an accurate Reinstatement Cost Assessment as well as budget costs for proposed short and long term remedial works.

Thomson Travel

GVA were instructed to inspect the Thomson Travel shop in Cardiff City Centre following the serving of an Interim Schedule of Dilapidations on our client, and identified a number of structural and general repairs. We advised our client on the work required and were instructed to appoint a contractor and manage the works through to completion.We prepared a works specification and tender documents and gained competitive tenders from a number of local building contractors.Our expert local knowledge was a huge benefit to the client for this city centre based property.

Pemberton, Llanelli

GVA provided strategic planning advice to Corus UK Ltd to secure the residential redevelopment of surplus land in Llanelli. We prepared and submitted an outline planning application and were instrumental in negotiating, reviewing and managing a reduced s106 package, allowing a comprehensive reinvestment package into the Troste Works once the site was disposed with beneficial planning permission. Other services provided include assembly and management of a multi-disciplinary team, advice and project coordination, detailed dialogue, liaison and monitoring with the Local Authority and coordination of extensive effective public consultation throughout.

Hoover Ltd

GVA advise Hoover Ltd on mitigating their rate liability in respect of their factory at Merthyr Tydfil, South Wales. Although the property is only partially occupied business rates is due on the whole property, regardless of utilisation. We have worked closely with the client and Billing Authority to obtain discretionary rate relief for unoccupied areas and to date rate savings to the client as a result of this initiative are approaching £500,000.

Sainsbury's, Newport

GVA were instructed to mitigate the rate liability of the previously agreed rateable value of £1,270,000. Albeit the property was empty a full annual charge was due with an annual rate liability in excess of £500,000. Sainsbury's had secured planning consent for a larger store nearby and effectively transferred the retail consent from the existing store to new site. After careful illustration of the planning process, the rateable value was reduced to a nominal figure of £12,000. Additionally GVA agreed with the Billing Authority an exemption on this reduced liability on the basis that the owner was prohibited by law from occupation. The client now has a zero rate liability.
