St James, Edinburgh

Our Planning and Development team provide advice to TIAA Henderson Real Estate on a retail-led mixed use redevelopment and expansion of a major city centre shopping mall at St James, Edinburgh. The £850 million project aims to deliver a landmark mixed-use development comprising world class retail, residential, hotel and apart-hotel, cafes, restaurants and leisure/cultural facilities, quality public spaces and underground parking facilities. GVA secured outline planning consent for the redevelopment of the centre to provide 750,000 sq ft of retail, a 5 star hotel and 250 apartments and is currently responsible for the preparation/negotiation of ‘reserved matters’ applications to bring forward the detail of the scheme.


Our Scottish Investment team acted on behalf of Dunfermline Building Society in the disposal of 21 Coddington Crescent at Eurocentral. This prime distrubtion unit extending to 164,782 sq ft was Let to Wincanton with an unexpired lease term of only 2.5 years and achieved a sale price of £7.65m.

Scottish Power, Dewar Place

Instructed to market this major development opportunity in the Exchange District of Edinburg. After Scottish Power’s initial investment an opportunity was created for a significant development above and adjacent to the new sub-station extending to 350,000 – 400,000 sq ft. Following targeted marketing Consortia 220 was chosen as the preferred developer and we have maintained a role as lead development consultant throughout this process, working closely with the bidder, Scottish Power and the City of Edinburgh Council.

The Glenmorangie Company

The Office Agency team were retained to secure a new global HQ office in Edinburgh city centre for the client. This was part of the client’s move from their traditional home at Broxburn and in conjunction with the development of a new state of the art bottling plant in Livingston which our Building Consultancy team were involved with. Following successful negotiations the full 5th floor and part of the 4th floor were secured for our client.

Scottish Fire & Rescure

An exceptional building in the heart of Edinburgh’s “innovation corridor”. 19 bids received at closing date on behalf of GVA’s client Scottish Fire & Rescue, all of which exceeded valuation. Sold on an unconditional basis to University of Edinburgh who occupy the adjacent buildings. The 34,130 sq ft of Grade A Listed property will undergo a sympathetic refurbishment to expand the University’s Hub for Arts & Culture.

Fife Motor Village, Dunfermline & Peugeot Durham

Our Scottish Investment Team advised WP Carey and their retained asset manager Cedarwood Asset Management in the acquisition of a portfolio of car showroom investments including the Fife Motor Village, Dunfermline (comprising 6 car showrooms a trade counter unit and a Mann Trucks workshop) and Peugeot, Alma Place, Durham. The purchase price agreed was £6.455 million, reflecting a net initial yield of 7.81%. Having identified the opportunity, the Investment Team negotiated detailed terms to acquire the properties. The transaction offers a number of asset management opportunities for our client going forward.
