Our Agency team in Glasgow were instructed by Clearbell formerly Mountgrange) to identify a suitable site for a best in class Grade A Office Development. Bilfinger GVA ‘s research team assisted in a detailed analysis of supply and demand proving the case for a counter cyclical office development as Glasgow tipped towards a shortage of prime space. Utilising our Agency team’s market knowledge and negotiation skills, the former Odeon Cinema site was purchased in 2012 and demolition followed shortly thereafter. Our offices team developed a marketing strategy which to date has led to the building being almost 50% pre-let by completion and the highest rents in Glasgow being achieved. Early pre-lets to The Weir Group on a 20 year lease, Global Radio and restaurateur Giraffe have been achieved today on the back of GVA James Barr’s acquisition, development and letting advice.
Bilfinger GVA was appointed on the 550,000 sq ft Skypark Business Park to provide property management advice to the client. The team have provided advice on all treasury functions including corporate accounting, working closely with the asset managers, delivering service charge and tenant management and employment of the on site team of staff.

Bilfinger GVA's Planning, Development & Regeneration team in Scotland act exclusively for Dobbies Garden Centres providing advice in relation to their ambitious UK-wide garden centre expansion programme. Over recent years, we have successfully secured planning permissions for over 15 new centres, as well as various extensions and alterations to their existing centres. The planning advice provided follows a comprehensive approach involving full specialist retail case justification. For each case, we also undertake an extensive pre-application consultation exercise. Bilfinger GVA also provide advice in terms of site finding, employing the knowledge of the regional offices.

The Office Agency team were retained to secure a new global HQ office in Edinburgh city centre for the client. This was part of the client’s move from their traditional home at Broxburn and in conjunction with the development of a new state of the art bottling plant in Livingston which our Building Consultancy team were involved with. Following successful negotiations the full 5th floor and part of the 4th floor were secured for our client.
|inovo, West George Street, Glasgow|
Instructed by Scottish Enterprise to market the inovo building in Glasgow. This 42,000 sq ft Grade A speculative development was completed in 2014 and is already almost 50% let. Located in Glasgow's George Street, it is the first development in the International Technology and Renewable Energy Zone (ITREZ). Current tenants include Catapult, CENSIS, Taylor Hopkinson, Sgurr Energy, Green Marine and Linknode. Inovo is the first building in Glasgow to offer an 'A' Energy Performance Certificate (EPC) rating and recently won the British Council for Offices (BCO) Commercial Workplace Award for Scotland. This prestigious accolade recognises an outstanding new building developed on a speculative basis for commercial letting.
|Fife Motor Village, Dunfermline & Peugeot Durham|
Our Scottish Investment Team advised WP Carey and their retained asset manager Cedarwood Asset Management in the acquisition of a portfolio of car showroom investments including the Fife Motor Village, Dunfermline (comprising 6 car showrooms a trade counter unit and a Mann Trucks workshop) and Peugeot, Alma Place, Durham. The purchase price agreed was £6.455 million, reflecting a net initial yield of 7.81%. Having identified the opportunity, the Investment Team negotiated detailed terms to acquire the properties. The transaction offers a number of asset management opportunities for our client going forward.
|Northern Marine Management|
Design and project management of a 2,500m2 extension to an existing two storey office, including a customised interior and new entrance lobby serving the original building and extension. The ground floor is a new corporate training facility, with a 100 seat auditorium and state of the art audio visual projection. We are also designing a new two-storey corporate training facility for the company, which incorporates training areas, ship simulators and general office accommodation. Other services provided include site acquisition, architecture, interior design and project management.
Our Industrial Agency team successfully advised the developer on an ‘off market’ site purchase of 40 acres at J4M8. Following which, the largest ever speculative industrial development in Scotland was completed, consisting of 2 large distribution warehouses of 240,000 and 380,000 sq ft. In November 2013 the retailer Schuh acquired the 240,000 sq ft building, leaving only one unit remaining.
|Science and Technology Facilities Council|
Valuation of the Council's specialist science property portfolio in Rutherford, including the Diamond Light Synchrotron facility, Darsebury and astronomy sites in Edinburgh, La Palma in the Canary Islands and Hawaii. The valuations were required for accounting purposes and we worked with STFC in the migration from UK GAAP policies to International Accounting Standards, recognising the specialist nature of the core facilities. Advice was also provided on a review of potential impairments and componentisation of building values in accordance with relevant standards.
