Appointed by Clearbell to identify a suitable site for a best in class Grade A Office Development. Our research team assisted in a detailed analysis of supply and demand, proving the case for a counter cyclical office development. The former Odeon Cinema site was identified and purchased in 2012. GVA developed a marketing strategy which achieved the highest rents in Glasgow and early pre-lets to The Weir Group on a 20 year lease, Global Radio and restaurateur Giraffe.
Our Property Management team provided advice pre-construction, drafting a service charge budget to support the marketing dialogue with interested parties. The service charge was benchmarked against other comparable competitive stock. During construction the team supported on lettings including meeting potential tenants with the Landlord to discuss service charge and building operational matters and to provide reassurance prior to taking occupation. A tenant handbook was prepared including BREEAM requirements, contracts for building maintenance were set-up, a building manager and front-of-house staff were recruited. Working with our Building Consultancy team we dealt with approval of tenant initial fit-out packages and wayleave consents to facilitate this process as well as full support on the due diligence work on the disposal of the property.
GVA was appointed on the 550,000 sq ft Skypark Business Park to provide property management advice to the client. The team have provided advice on all treasury functions including corporate accounting, working closely with the asset managers, delivering service charge and tenant management and employment of the onsite team of staff.
|Inovo, West George Street, Glasgow|
Instructed by Scottish Enterprise to market the inovo building in Glasgow. This 42,000 sq ft Grade A speculative development was completed in 2014 and is already almost 50% let. Located in Glasgow's George Street, it is the first development in the International Technology and Renewable Energy Zone (ITREZ). Current tenants include Catapult, CENSIS, Taylor Hopkinson, Sgurr Energy, Green Marine and Linknode. inovo is the first building in Glasgow to offer an 'A' Energy Performance Certificate (EPC) rating and recently won the British Council for Offices (BCO) Commercial Workplace Award for Scotland. This prestigious accolade recognises an outstanding new building developed on a speculative basis for commercial letting.

After a number of years being involved in this project, our Planning team secured planning consent for the regeneration of this 23 hectare site in Clydebank for Clydeside Regeneration Ltd. The scheme will breathe new life into the area and includes plans for 1,000 new homes, retail and leisure outlets, a care home and a health centre. In addition to the master plan, specialist advice was provided on a retail impact assessment, heritage planning and management of the environmental impact process.

Our Planning and Development team disposed of this 63 acre site in Paisley for BASF. We coordinated all consultants including Planning, Geo-Technical, civil and structural engineers in preparation of a comprehensive technical pack and after extensive consultation presented our marketing plan to the client Group, resulting in a targeted marketing exercise to well-funded developers to purchase the site unconditionally. Seven parties were shortlisted and following due diligence and follow up interviews, Miller Developments Ltd were appointed as the preferred bidder. We then worked closely with the legal team and an unconditional contract was agreed and exchanged. The sale produced a capital receipt well in excess of the client’s expectations and more importantly the sale was unconditional and provided indemnity to BASF against any future environmental liabilities.

Our cross sector knowledge and experience were key in the acquisition and fit out of the new 17,000 sq ft HQ for Whyte & Mackay. We worked with the client to deliver a full market analysis and secured best market financial terms. Our Building Consultancy team undertook a study of work methods and future staffing levels to produce a bespoke solution for our client. The result was an open plan office and reception area incorporating Whyte & Mackay’s colour scheme and corporate brand, all delivered to an extremely tight timescale.
