The South West’s largest industrial letting this year has been secured at the Horizon38 scheme in Bristol.
The 115,000 sq ft speculatively built unit has been let to an undisclosed tenant on a 15-year lease, with a quoting rent of £7.25 psf. According to Paul Hobbs of GVA, who acts on behalf of the scheme’s developer, MSF Filton, a joint venture between St Francis Group and iSec, the letting underlines both the demand for high-spec new build warehousing in the region, as well as the strength of the city for inward investment.
The unit was one of the largest single speculative warehouses ever to come onto the South West market, and built at Horizon38 to respond to a complete lack of standing stock throughout the region following a rapid take-up in logistics space in recent years.
Sitting within the Filton Enterprise Area, Horizon38 combines industrial and distribution buildings totalling 580,000 sq ft with a further 25 acres of mixed employment space. GVA and JLL act on behalf of MSF Filton.
