Blue Steel 45

GVA were appointed Law of Property Act Receivers over a prime 150,000 sq ft modern industrial facility on one of Leeds' best industrial estates. Since instruction in 2009 the Receivers have successfully undertaken numerous asset management initiatives to generate returns for the appointer. These have included negotiating a lease surrender for receipt of a reverse premium, agreeing a short term new letting and concluding a dilapidation settlement. GVA's industrial agency team have now been instructed to market the property to a to let/for sale basis.

St Paul's Place

GVA has been appointed on this mixed use scheme in the heart of Sheffield by the developers CTP as managing agents on behalf of the Management Company (‘Manco’). We have provided an Estate Strategy, Waste Management Strategy, Tenant Handbook and set up and attend regular occupier meetings with Sheffield City Council, Creative Sheffield, Yorkshire Forward and other major occupiers.

West Riding House

GVA were appointed as Receivers over this landmark development, the regions largest LPA Receivership appointment during the current downturn. The mixed use building, containing retail, office and car parking, produced an annual rent roll of £4m+ with anchor tenants including Tesco, Next and NCP. During the Appointment the Receiver was able to deploy a multi-disciplined team of GVA professionals to deliver the strategy, including retail and office agents, building surveyors and property managers. The Investment Agency team ultimately concluded a sale for a value of £50m+.

Long Ashes Leisure Park

We have provided a range of advice in respect of this large holiday and residential park in the Yorkshire Dales over many years. The work has included planning, valuation, and business rates advice, and our agency team recently sold the business. We are retained by the purchaser to undertake planning negotations with the National Park Authority.

Granary Wharf

GVA were appointed to take over the management of Granary Wharf in order to resolve issues and provide service excellence. We were also appointed to value the commercial parts of this impressive waterside development. We set up robust, transparent reporting systems, tackled historic accounting issues, met occupiers and set up regular lines of communication with all involved. We regularised all Legal Documents to enable “Readiness for Sale”. As a result of these measures, the client was able to conclude the sale of the Commercial Units. This sale had previously stalled due to the lack of robust information.
