GVA has provided ongoing development, office agency and investment advice for this development. The first phase was pre-let to Hill Dickinson LLP (12,170 sq m) and was the largest office letting in Liverpool for over 30 years, setting a record headline rent. The second phase included pre-lets to DWF and HBOS and involved a forward funding deal to Standard Life. The third and final phase comprising a 10,126 sq m of office building was started in Q1 2009.
GVA has provided planning, development and regeneration advice for the proposed second Mersey crossing. Our services included the provision of regeneration and development advice to inform the emerging Local Development Framework, the submission of the planning application for the scheme and expert advisory representation.
GVA has provided planning and development advice since conception in 1999. The first phase office development is now under consideration, with GVA retained to advise on disposal of both the office and distribution elements. This represents one of the largest and most significant development projects in Europe; with a total value of some £1.25 billion, the landmark scheme will comprise some 650,321 sq m of mixed use development and provide an estimated 24,000 new jobs.
GVA advised on the procurement of a development partner for a flagship regeneration scheme in the Eastern Approaches area of Liverpool. The property comprises the Former Littlewoods Building and an art deco factory/distribution centre on a site of 5.7 acres. We provided several services, including development brief, marketing, development selection and advised on the development agreement. Urban Splash were selected as the partner, proposing a mixed use scheme comprising of more than 200 apartments, a hotel, ancillary retail and offices.
