GVA carried out the redevelopment of the existing building at 272 High Holborn, providing offices and retail set over lower ground, ground and nine upper levels. This complex and challenging project ran seamlessly throughout, there were no time delays and the project was delivered to the highest level. GVA are the retained advisers and have worked closely on the building providing many services, including investment agency advice, planning advice, retail advice, landlord budgeting advice, project management and property management.
|Berkeley Square Estate|
One of our largest clients in London is Lancer Property Asset Management who are responsible for the Berkeley Square Estate and associated portfolios on behalf of their sovereign wealth client. The Estate was purchased in 2001 and includes a mix of retail, office and residential, with a number of public houses and famous clubs. Since then the portfolio has grown to in excess of 278,709 sq m, with the purchase of several ‘trophy’ buildings, including Berkeley Square House. We provide a variety of services to Lancer including Agency, Lease Consultancy and Property Management.
GVA purchased this landmark site amidst strong competition on behalf on Frontier Estates with funding through the Chubb Pension Fund. There is planning consent for a proposed development of trade, industrial and business units as well as specific consent for a Car Vehicle Showroom, self storage operation and hotel. GVA have provided service including site purchase and development advice, land sales, pre-sales and pre-lets.
Salisbury House is a prominent mixed use development in Finsbury Circus. Following Moorfield’s acquisition of the building in 2012, GVA was appointed to provide property management consultancy services to the client. GVA provided due diligence advice throughout the acquisition process and has been retained to provide property management, property management accounts, front of house and facilities management services as Salisbury House following the acquisition.
|St Katherine Docks|
The St Katharine Estate and marina comprises of 10 acres accommodating 450,000 sq ft of air conditioned office and 50,000 sq ft restaurants and retail units located in a World Heritage Site as well as a 160 berth Marina. GVA provided due diligence advice to the client throughout the acquisition of the Docks in 2011 and has been retained to provide property management, utilities management, front of hose, destination marketing and facilities management services.
This is a 148,633 sq m major retail shopping development across six levels, with multiple end users and stakeholders. GVA Second London Wall was appointed as Project Manager and Contract Administrator, acting as Lead Consultant in the preparation and implementation of all project processes and procedures, procurement strategies, submissions and approvals, contract, appointments and legal frameworks, planning and programming, costs and budgets.
|White Tower Investment Portfolio|
GVA acted for The Carlyle Group on the purchase of a £671 million portfolio of six buildings in the City of London and Chiswick.Several of our teams advised throughout on project co-ordination, financial analysis, property inspections, client liaison, presentations/reporting, letting/rental advice, refurbishment specification, investment and development advice, rent review advice and analysis, pre-bid desktop analysis, full building surveys, detailed costings, rights of light and full due diligence, showing our ability to harness the full breadth of our expertise to benefit our clients.We have been retained in all aspects of property management.
