Looking to consolidate two existing office buildings into one location, Beiersdorf UK, instructed GVA to undertake a search for possible development sites and existing buildings in the area between Junctions 4 and 6 of the M42 Motorway.
Our agency role included provision of search and acquisition reports, initial site evaluations and negotiations with a number of developers. This instruction concluded as a result of us working together with the client resulted in GVA acquiring a new HQ facility on Birmingham Business Park at a very competitive rent and with substantial tenant incentives.
During the course of discussions with developers we were able to develop briefs for the outline design of buildings, assess developer proposals and advise on the appropriate cost basis and programme expectations.

The search process identified a prominent site, which was well positioned to meet Beiersdorf’s specific needs to consolidate existing facilities.
We maintained an active involvement in issues arising between the building owner and Beiersdorf, particularly those relating to overall building design and prominence within the site, having regard to master planning.
Our understanding of the cost issues concerned enabled us to negotiate a highly beneficial transaction, on behalf of Beiersdorf that we believe would not have been possible without an intimate knowledge of the issues to be addressed in the development process.
The property that was ultimately acquired was a refurbished building on Birmingham Business Park and GVA’s intimate knowledge of the Park enabled the client to achieve the best market deal.
