The acquisition of a new UK Headquarters. GVA were instructed by Johnson & Johnson Medical to secure a new facility within close proximity to its existing offices in Bracknell and Ascot. Following a detailed search, terms were agreed for the acquisition of the 20 acre Pinewoods site and the construction of a 200,000 sq ft (gross) Headquarters, by Terrace Hill.

How GVA added value
GVA was able to negotiate competitive terms for the acquisition of a freehold site, subject to planning. In addition we agreed a fixed price building contract with the developer, to procure the new Headquarters. This tax efficient process meant stamp duty savings were made.
By advising on the specification and floorplate configuration for the building, we were able to ensure that the new Headquarters would be attractive in the market place, should a disposal be required in the future.
Finally, the scheme was designed so that it can be constructed in two phases; the first phase of 120,000 sq ft (gross) will be completed in late 2008.
GVA Planning were instructed to advise on all matters. Acting on behalf as Johnson & Johnson as joint applicants, we negotiated and secured a planning permission, together with a satisfactory S106 legal agreement.
