UK Head Office acquisition and relocation

Project Outline

As a result of a decision by Wolseley UK to restructure its operations, GVA were retained to assist in the relocation of its divisional offices around the UK to a single Headquarters facility.

The brief was to facilitate consolidation in to a single building of up to 100,000 sq ft to be constructed in two phases, enabling the business to benefit from management and key functions being centralised at the heart of the UK.

GVA provided Wolseley with a project outline identifying the processes and an appropriate brief was agreed. Wolseley was keen to relocate centrally to the UK with good accessibility to road, rail, air transport, schools, culture, etc. A tight project timetable required close liaison with all parties’ involved and very close communication with the Wolseley client contact.

Services provided

During the course of the project, a variety of skills and disciplines were employed:

Research - Providing a socio-economic review and analysis of towns and cities in the preferred search area;

Agency - undertook a project liaison role providing an holistic review of the search area, an examination of the options available, detailed site identification and analysis, negotiation of financial transaction and interface with the legal team in respect of complicated heads of agreement;

Construction - undertook workspace analysis, detailed consideration of project proposals, due diligence review of developer proposals and specifications, development monitoring and undertook a schedule of condition for interim accommodation acquired on a short-term leas;

Planning - assisted in reviewing the Planning regime and detailed negotiation of a Green Travel Plan and associated legal documentation;

Environmental services - provided in-house environmental assessment of site remediation and resolution of issues arising.

The ability for all property disciplines to be drawn from a single organisation afforded the client the confidence in a team that were working with absolute clarity of its objectives to deliver the project to the client 'on time and on budget'.
