SPark – The Bristol & Bath Science Park

Project Outline

The development of a major Science Park at Emersons Green, North Bristol by the South West of England Regional Development Agency (now HCA) in partnership with the private sector.

This project is targeted at meeting the needs of the rapidly growing knowledge based future in the local economy. The project provides a science park of 30-40 hectares sufficient to serve the Bristol and Bath region over a 10-15 year period. Quantum, a joint venture between Quintain and Morley, is the Agency’s development partner.

Services provided

GVA has provided development consultancy, planning, property management and agency services. This included a comprehensive site search and evaluation service, handling negotiations for site acquisition, market input on a revised master plan, planning strategy advice, marketing, valuation services and advice on the selection of the development and funding partner.

How GVA added value

GVA added value by contributing to a multi-disciplinary consultancy team and securing key outputs including site acquisition advice on delivery and leveraging in significant private sector investment and expertise.

GVA is providing ongoing advice to secure outstanding land assembly and to identify suitable occupiers as part of the marketing team. As part of the delivery of the project, GVA is working with the three regional universities, Bath, Bristol and University of West of England (UWE), who are key to delivery of the scheme, as well as other sponsors and regional organisations supporting the science park initiative. This central assisting role ensures channels of communication and provides an integrated service delivery.

Current Position

Quantum have recently completed construction of Phase 1 of the scheme comprising a 25,000 sq ft Innovation Centre and a 25,000 sq ft Expansion Centre linked by a 10,000 sq ft central forum. In addition, the National Composites Centre, 70,000 sq ft R&D building has been completed on an adjacent plot.
