Princes Dock has been a key regeneration site on Liverpool’s world famous city centre waterfront. Extending to 14.5 ha, with planning consent for 116,125 sq. m (1.25 million sq. ft) the scheme has assisted in revitalising this area of the City.
The development and investment has also provided much needed Grade A office accommodation to exploit the desire for efficient and quality accommodation and move away from the historic and period office stock.
29,727 sq. m (223,000 sq. ft) of office accommodation has already been developed and let and occupiers include KPMG, PricewaterhouseCoopers, Capita, Atlantic Containers Limited. The latest phase of 9290 sq m (100,000 sq ft) was completed in February 2003 and is also one of the largest speculative developments within the entire North West. A 4 star Crowne Plaza hotel also formed part of the initial phase of development and current proposals include the delivery of a 600 space multi-storey car park, a 22 storey residential tower and a boutique style hotel.
How GVA added value
GVA provided group experience and expertise in a wide variety of disciplines and business sectors to provide a high level of advice to the client. The development has also witnessed increasing office rentals from £134.50 - £172 per sq m (£12.50 - £16 per sq ft) and established Princes Dock as a new destination within Liverpool City Centre with rentals still competitive with other UK business centres.
