Telford & Wrekin District Council identified the need to provide a centrally located scheme capable of attracting office development within a mixed use and leisure orientated environment.
Development feasibility, valuation, viability and commercial input into master planning; followed by development procurement routes and implementation.

Assessed the costs of acquisition for those elements of the development not already within public sector ownership.
Advised upon the commerciality of specific uses, size, style and layout – to ensure maximum viability.
Provided massing advice on different uses to ensure synergy between each of the elements of the master plan.
Advised upon the routes available for the procurement of private sector developer partners, and the most appropriate route taking into account the client’s objectives and prevailing market conditions.
Liaised with existing operators, tenants and owners within the redevelopment area to outline the proposals and ensure compatibility of objectives.
A planning application is anticipated to be submitted in early October 2009 following which GVA’s further involvement will concentrate on delivery.
