Fort Dunlop, Birmingham – advice on development proposals

Project Outline

Extensive redevelopment of this iconic building to provide up to 300,000 sq ft (27,870 sq m) of offices plus 45,000 sq ft (4,180 sq m) of retail/leisure space and a 100 bed hotel (Travelodge).

Fort Dunlop is one of the most iconic buildings in the country due to its sheer size and prominence. The Urban Splash scheme, designed to a high specification by award winning architects Shedkm, have exposed all of the quality features of the existing building whilst injecting contemporary features, most notably in the form of the proposed hotel extension.

How GVA added value

GVA has acted as development consultant, providing advice from the outset in relation to the nature and balance of potential uses for Fort Dunlop and has assisted in developing the Urban Splash specification for the scheme which has now been completed.

In our capacity as leasing agents, we devised a detailed marketing and promotional strategy for the building. From the launch in December 2006 the building has been a huge success, with around 97% either under offer or let.

GVA has also been retained to advise on estate management services for the building, providing Urban Splash with advice on estate strategy, service charge structure and budgeting, together with advice on maintenance regimes and proposed lease structures.
