GVA Office Agency Team was retained by Threadneedle Property Investments to advise in the refurbishment, marketing and disposal of Thames Valley Court.
The building is situated on the Bath Road in Slough and was the former 60,000 sq ft HQ for Computer Associates. When they vacated the property, a comprehensive refurbishment including the addition of a new second floor was put in hand.
The building refurbishment was completed and launched to the market.
Soon after the property was launched, the high tech slow down took hold in the Thames Valley and we were obliged to maintain an energetic and resourceful marketing campaign for a considerable period of time.
Whilst we had originally sought a tenant for the whole of the property, we advised Threadneedle to split it. We soon let 17,000 sq ft on the ground floor to Patientline. A serviced office operator was identified to take over the part-first floor and second floor and then in 2008 the remainder of the building was let to RIM, the makers of Blackberry.
We maintained our role by maintaining contact with the agent for RIM and managed to persuade them to take an overriding lease over the whole of the building involving the surrender of Patientline’s lease and the terminating of the contract for the serviced office operator.
GVA added value to the project by applying their knowledge of refurbishments and the specification of offices which Thames Valley occupiers demanded.
We maintained considerable enthusiasm and energy for the project and managed to maintain a proactive marketing campaign for a considerable period of time.
We used our contacts in the marketplace to make the transactions with all parties and their agents as efficient as possible.
Despite launching Thames Valley Court into a challenging Thames Valley office market, Threadneedle have emerged with a large and important asset let to one of the world’s leading telecoms brands.
