In December 2011, GVA was instructed under a joint contract for the Department of Communities and Local Government (DCLG) and the Department for Education (DfE) to be their incumbent adviser for all estates professional services. Work commissioned includes: valuation, investment consultancy, planning, LL&T work, environmental due diligence, business rates, dilapidations and asset disposal commissions. October 2012 saw GVA takeover phased property and treasury management responsibilities for both Departments in a drive to create service delivery efficiencies. In addition, GVA act for various arms length bodies and executive agencies including the European Regional Development Fund (ERDF) and OFSTED amongst others.
|London Borough of Southwark|
Southwark Council identified the need to improve efficiencies through consolidation of their operational sites (50% of staff worked from over 67 different premises). GVA were appointed to identify and acquire up to 300,000 sq ft building in a single location. We offered a confidential ‘one-stop shop’ acquisition service and, through careful planning and efficient use of space, we achieved the Council’s objectives in a single building of 200,000sq ft, saving unnecessary expenditure on the 100,000sq ft. GVA were also retained by Southwark to dispose of two surplus properties, in poor condition and in secondary locations. Both were successful disposed of on terms exceeding our Client's expectations.
|Birmingham City Council|
Birmingham City Council continues to utilise a wide range of property services from GVA and has done so for a significant period of time. A number of these projects have been complex development agreements (including CPO expert witness work), regeneration projects and public sector disposals, as well as current projects which include the disposal of listed buildings from within the surplus estate. Our assistance on dilapidations in particular has been extremely helpful in informing the estate rationalisation process. GVA continue to advise on a number of operational buildings with rent reviews and lease renewals.
GVA is a preferred framework panel member to the Client for commercial and planning work. We work with Network Rail across the UK and advised on the proposed Milton Keynes HQ relocation, on CPO matters, valuation consultancy, planning, rights of lights and dilapidations work. GVA's role does not just focus on work flow and have worked hard in delivering informative CPD sessions - from the effects of Localism to LL&T seminars - whilst also running graduate placements within our London office for the Client's APC requirements.

GVA has acted on behalf of the Trust for almost 4 years across their Queens Medial Centre, City Hospital and Ropewalk sites. In this time GVA have undertaken their interim and full asset valuation work, continue to input into the wider estates strategy aimed at achieving Foundation Trust status and conducted forensic audit and business rates appeals. We also supported Interserve's successful bid to become Nottingham University Hospital's preferred supplier for major investment and building projects and continue as part of their supply chain to provide planning and other surveying discipline advice for the Client's benefit.

GVA is the northern portfolio incumbent covering HMCTS, LSC, probate and HQ estates across Wales, Midlands, North East and North West. In addition we supply estates professional services to the NOMS Custodial estates team across our regional remit and deliver modernisation business cases to the Strategy Team in London. Our 5 year term contract is for estates management and surveying services and instructions undertaken for the Client involve: rent reviews, lease renewals, disposals, acquisitions, valuation consultancy, planning, condition surveys, dilapidations amongst other surveying disciplines. GVA also holds the MOJ national rating contract.
