Network Rail

GVA was instructed by Network Rail to act as property consultants advising on valuation and related compulsory purchase compensation issues in connection with a major new rail infrastructure project in Manchester City centre known as the Ordsall Chord

The new rail link is intended to connect existing main line stations and enhance rail network capacity in the region. The required temporary and permanent land acquisitions needed to deliver the scheme will be secured by negotiation if possible but otherwise in tandem with Compulsory Purchase Order proceedings

The scheme impacts a broad range of City Centre land and property assets. We are preparing valuations for acquisition budget estimates, and are involved in negotiations to secure agreements in advance of formal CPO process

Kings Waterfront, Liverpool

Valuation of the former Kings Dock, now comprising a major 36 acre development site

Located on the historic Mersey waterfront adjacent to the Albert Dock, the site already houses the new Liverpool Echo Arena – an 11,000 seat entertainment venue and adjacent BT Convention Centre

The remainder of the site is partly developed with 10 new hotels and a multi storey car park, with planning consent for a further three office buildings and 10 separate residential parcels

GVA provided valuation advice for accounts purposes but has also been involved in providing development and other strategic advice in relation to the site

Manchester University

Valuation for loan security purposes

A portfolio of 13 properties, predominantly used for educational purposes. In addition to teaching acommodation, the portfolio also included a car park, concert hall, music centre and specialist laboratories

GVA was asked to provide the market value of the properties for loan security purposes. We were subsequently asked to provide valuation advice to the University for accounts purposes, reporting the Existing Use Value

The Capital, Old Hall Street, Liverpool

Valuation of one of Liverpool’s landmark office buildings with prominence from the Mersey waterfront, known locally as ‘The Sandcastle’ due to its distinctive appearance

Accommodation comprises 420,000 sq ft over 13 floors, 3 level basement car park

The building has been subject to extensive refurbishment and now includes new impressive atrium, reception and improved Grade A office accommodation
